From self-repairing cars to social and cultural workshop in Bordeaux

Le Garage Moderne is an old factory building of the 19th century situated in the heart of the Bacalan neighbourhood, former industrial and port area of Bordeaux now under drastic regeneration process into residence and cultural production. GM started as a citizen initiative, where people could repair their cars but consequently developed into a vibrant social center providing support for disadvantaged people, space for cultural production and community organising.

The Garage Moderne, located in Bordeaux’s Bacalan area, is a unique meeting and exchange space. You may fix your car or bike there, have lunch, get a drink during a play or concert and practise reuse and DIY. It is a community-focused space that encourages civic involvement and hosts cultural and solidarity events.

The project began in a privately owned facility that served as a communal workshop for vehicle maintenance. The location evolved into a community centre with bike repair, artist studio, and community canteen, playing an essential role in the local community. To preserve the Garage’s experience, the municipality purchased the site and granted a concession to the group that uses it as part of their area revitalisation efforts. They bear full responsibility for regeneration, but as a private company, they lack sufficient financial resources and must rely on several sources of support, including public funds.

Currently, the Garage is temporarily relocated to another large industrial area in the neighbourhood that has been turned to cultural production, while work to rejuvenate the building continues. The collective was able to keep operations in the old building continuing, with a temporary structure still in use for some functions while the construction is taking place. Tesserae, through the Oasis project, contributed to the collaborative planning of the future place.

A Prussian railway workshop, a Cold War industrial wasteland, a contemporary socio-cultural center in the heart of Berlin Friedrichshain. The area is emblematic of collective and informal processes of creative transfomation reinventing Berlin’s urban landscape. The R.A.W. in Berlin-Friedrichshain was originally serving as a railway workshop in the XIX century. After being damaged during World War II and undergoing various transformations, it became a neglected wasteland in post-unification Berlin. In 1999, the RAW-Tempel association repurposed the site for artistic and cultural activities, aiming to create a vibrant hub for creativity and community engagement. In 2015, the Kurth Group acquired ownership of R.A.W. and recognized its potential for investment and urban development. Unlike other financial actors, the new owner aimed to respect the site’s identity and socio-cultural programs, giving long-term residents more control over their pre-existing properties. Establishing a participatory approach to urban planning, new plans for the R.A.W. Tower, a 100-meter-tall building, was set to be constructed starting in 2024. The project is intended to blend with older activities, integrating new offices, green areas, markets, and other services, with the R.A.W.’s role as a cultural institution. However, concerns about power dynamics and possible future compromises between top and bottom interests revolving around the R.A.W. might still challenge the current collaborations between the community and external investors.

The Āgenskalns Market is case of regeneration of an old market structure in Riga done through a Private Public People Partnership. The building has been leased to a local company active in the neighbourhood, and the INHABIT Horizon 2020 provided additional resources to expand the social dimension of the project. Tesserae has trained the Local Community Activators and supported the participatory aspects and the engagement of stakeholders.
